Leighton Gardens - Terrace House Extension

Project Information

The client’s brief was a deceptively simple proposition: can we create a ground floor extension that is environmentally low-impact and budget friendly, without compromising on design.

Working in a collaborative design process, the result is a project that makes efficient use of structure and materials whilst delivering a tailor-made home for our client. 

From the very start of the project, the construction methods were taken into consideration. The proposals were developed to minimise complex and costly steelwork and avoid the use of carbon-releasing concrete. This lead to a scheme formed of simple structural components: a suspended floor construction, exposed timber rafters and the retention of existing brickwork where possible.

Internally, the new living space has an unconventional, ‘broken plan’ layout whereby the living room and kitchen are defined as different and separate zones within the same space. The kitchen was positioned next to the garden, in a u-shaped arrangement with full height units built against the retained brickwork corner. The living room is tucked behind this, with a window into a small courtyard and rooflight bringing in sunlight from above.   

With budget in mind, this project made use of off-the-shelf products in bespoke ways: with the exposed rafters set out around standard rooflight sizes, and IKEA kitchen and wardrobe units concealed behind custom doors. Where possible, materials were reused or reclaimed, including the external brickwork, internal doors and flooring. 

The project’s success came from a close working relationship with the client, with a clear shared goal.

The final project construction cost was less than £1000/m2.
